These terms apply to your use of the KTVendu website and its English and French pages. By browsing the site, you agree to use it lawfully and respectfully. If you do not agree, please do not use the site.

1. Site operator and purpose

KTVendu is presented as the website for Kathleen Thompson’s residential and commercial real-estate brokerage activities with Proprio Direct. The site provides general information, service descriptions, property-related content, and ways to request a conversation.

2. General information, not professional advice

Articles, guides, market commentary, property descriptions, images, and other content are provided for general information and discussion. They are not legal, tax, financing, inspection, environmental, appraisal, or other professional advice. Obtain advice from the appropriate qualified professional before making a decision.

Information may become outdated, incomplete, unavailable, or inaccurate despite reasonable care. Verify important facts, documents, measurements, costs, restrictions, availability, and deadlines with the appropriate source.

3. Properties and third-party information

Property information may come from the broker, a seller, a brokerage information service, public records, suppliers, or other third parties. Availability, price, status, features, images, and descriptions can change without notice. A reference to a property on this site is not a guarantee that it is available or suitable for you.

When a property is advertised, the applicable brokerage mandate, platform rules, and professional requirements govern. Nothing on this site authorizes the copying or promotion of another broker’s listing without the necessary permission.

4. No automatic brokerage relationship

Simply visiting the site, reading content, clicking a link, or sending a general inquiry does not automatically create a brokerage, agency, advisory, fiduciary, exclusivity, representation, or other contractual relationship. A relationship is created only through the documents and communications that actually apply to the parties and the transaction.

A request submitted through a form allows KTVendu to respond to that request. It does not itself accept a mandate, reserve a property, create an offer, or replace a required written agreement.

5. Acceptable use

You may use the site for personal, non-commercial information and for legitimate inquiries about real-estate services. You must not:

• use the site for unlawful, fraudulent, abusive, defamatory, deceptive, or harmful activity;
• scrape, harvest, copy, republish, frame, resell, or systematically extract content or contact information without permission;
• interfere with the site, its forms, security, availability, or other visitors’ use;
• introduce malware, malicious code, automated abuse, or an attempt to bypass a technical control; or
• submit information that you do not have the right to provide.

6. Content and intellectual property

Their content, availability, terms, privacy practices, and security are their responsibility. A link is provided for convenience and is not an endorsement or guarantee.

8. Availability and cybersecurity

The operator may update, suspend, move, or remove content and may interrupt the site for maintenance or other reasons. No uninterrupted or error-free availability is promised. You remain responsible for using appropriate device, browser, network, and security practices.

The operator does not guarantee a transaction result, sale, purchase, financing, property condition, market outcome, or service availability. Any professional obligations and remedies arising from an actual brokerage relationship remain governed by the applicable law, regulations, agreements, and forms.

10. Changes to the site or these terms

The operator may revise the site and these terms as services, content, technology, or legal requirements change. The date at the top will be updated. Your continued use after a change means that the updated terms apply to future use, subject to any rights that cannot be waived.

11. Applicable law

These terms are intended to be interpreted under the laws applicable in Quebec and Canada, as applicable to the circumstances, without limiting mandatory consumer or professional protections. Any forum or jurisdiction clause is subject to the rights and rules that cannot legally be excluded.
