Without an official contract, the broker is required to treat you fairly, but they cannot act in your best interest or negotiate on your behalf. This means that your rights and obligations could be less clearly defined, and your options for securing the best deal may be limited.
The compensation (commission) of your broker is another key element of the contract. Here’s what you need to know about how the broker is paid:

If the seller is also represented by a broker, part of the commission specified in the seller’s brokerage agreement will typically be shared with your broker. The terms for this split are pre-agreed between the brokers involved. - What Happens If the Seller’s Broker Pays Less?
